Noise, Smoking and other Disturbances
Noise
No excessive noise is allowed in the common areas, amenities or suites.
Building quiet hours occur between the hours of 10:30pm and 7:00am.
Residents should maintain music and noise sources at levels that remain inaudible beyond their suites during these quiet periods.
Disturbances
The BC Strata Act grants residents the right to peace, quiet and privacy in their homes based on common law quiet enjoyment principles.
Residents’ Responsibilities
Occupants must prevent themselves, guests, and pets from causing unreasonable disturbance. Violations including excessive noise, second-hand smoke, or harassment can result in fines under strata bylaws. Persistent disturbances may lead to legal action.
Illegal Activities
The bylaws prohibit using units for purposes damaging the building’s reputation. Where illegal activities occur (grow operations, drug labs, drug-related activities), the responsible party must cover all investigation, removal, disposal, and repair costs.
Smoking
Tobacco and substance smoking is prohibited throughout the building, including inside units and on balconies, and within six metres of the exterior. Dropping cigarette butts from windows/balconies is dangerous, illegal, and violates bylaws.
