New Residents
Welcome to Quantum! We trust that you will enjoy your stay here. Below is a list of resources to get you settled in your new suite.
Nonresident owners: Please forward a link to this page to new tenants when you sign the lease agreement.
Owners who are selling their unit: Please make the move in/out rules available to your Realtor and/or the new owners.
Move In / Move Out
- Arrangements must be made with the Property Manager at least 7 days prior to moves in / out.
- There is a one-time move-in fee of $500 and a refundable damage deposit of $500, payable to the Property Manager at least 3 days prior to the move-in date.
- Moving hours: 9:00 AM to 4:00 PM, Monday to Saturday.

Elevator Reservation
The elevator must be reserved for the activities listed below. Arrangements must be made with the property manager or caretaker at least 7 days prior to the reservation date.
- For all moves in/out of the building
- When moving in new furniture
- When disposing of furniture
- When moving in building material for suite alterations
- When disposing of building refuse during alteration work
The purpose of elevator reservation is to allow the caretaker to install protective coverings in the elevator to prevent damage. Residents will be billed for the repair of all damage they, or their guests or agents, cause to elevators and common areas.
Info
Furniture or building refuse may not be disposed of by placing the items in the Garbage/Recycle room. Violators will be fined.
Key Fobs
Upon move-in, all key fobs obtained from previous owners or tenants must be registered with the caretaker. Unregistered fobs may be deactivated at any time. Lost, stolen or broken fobs must be reported immediately to the caretaker.

Stairwell Access
Stairwell doors above the 5th floor require a key for access to residential floors. Please contact the caretaker to obtain a key for your floor.
The stairwell entrance to the left of the ground floor elevator lobby is accessible by key fob only.
Enterphone Setup and Operation
Upon moving into the building, please provide the following information to the caretaker:
- Building name and suite
- Your phone number (the number you want to ring when someone selects your suite at the enterphone)
- Your name as you would like it displayed (maximum 14 characters)
The caretaker will program the enterphone with your details and provide you with an access code. You may provide this access code to visitors.
- When a visitor enters the access code, the enterphone will ring your registered number.
- If the visitor does not have your access code, they may look up your name in the enterphone directory.
- After answering, you may press 9 on your telephone keypad to provide access.
- Pressing 9 will open the door lock and provide elevator access to your floor for a few minutes.
Forms
Your realtor or landlord should provide you with a move-in package containing all required forms. If you did not receive the package, please contact the property manager.
Owners are required to complete an occupancy register, pet registration and direct debit authorization for strata fees.
Tenants are required to complete a Form K.
Internet, Television and Phone Service
Quantum is hooked up to the New Westminster Bridgenet optical fibre network. ISPs offering fast fibre internet are listed below. Traditional ISPs like Shaw and Telus also offer cable Internet / TV service, albeit at higher rates and with lower speeds.
Beanfield Internet and TV Service
Beanfield offers fibre internet connections at discounted rates to Quantum residents. Sign up at beanfield.com.
Novus Internet, TV and Phone Service
Novus offers fibre internet connections and TV / Home Phone service. See novusnow.ca.
Renovations
New owners often want to make physical changes within their unit, before or shortly after moving in.
Tenants are reminded that renovations may only be arranged by the Owner of the suite.
All structural renovations such as replacing flooring, installing new kitchen cabinets, etc. require permission from the Strata Council. Please apply for permission through the property manager, who can guide you through the process and provide you with the forms you will need for your application. Be sure to complete the application process more than 7 days before the planned start date of any work. If in doubt about whether you need permission for work in your suite, please contact the property manager.
Please refer to the Renovation section of the Strata Rules on the Tribe Portal for rules regarding renovations. Important rules include:
- Renovations may not commence until owners have completed an Assumption of Liability document and provided said document to the property manager.
- Renovations are permitted to be conducted Monday through Saturday 8:00 am to 8:00 pm.
- Owners must ensure that they advise the caretaker of the renovation schedule and that the elevator is prepared/padded for moving of construction equipment and materials and disposal of renovation refuse.
- Renovation refuse shall not be disposed of in the common area garbage containers or left in the common areas.
