Bylaws

Property owners must note that short-term rentals are not allowed in Quantum. The minimum rental period specified in the Bylaws is six months. AirBNB or similar short term suite sharing arrangements are strictly prohibited.

Owners must provide tenants with Bylaws and Rules documentation. Owners are responsible for paying any fees or fines arising from actions by tenants.

Forms

Per BC Strata Act requirements, all tenants must complete a Form K within 7 days of moving into the building. Key fob deactivation occurs for inactive users unless Form K is completed.

Insurance

Landlords should obtain rental property insurance. The Strata Corporation covers only the original configuration against catastrophic damage. Betterments and tenant-caused damage remain owner responsibility.

Tenants should be required to maintain renter’s insurance.

Avoiding Bad Tenants

1. Advertise that background and credit checks will be conducted — this deters problematic applicants
2. Contact all references, particularly previous landlords
3. Verify application information via social media
4. Conduct in-person interviews with open-ended questions
5. Visit prospective tenants’ current residences
6. Offer fair pricing — competitive rent attracts better tenants
7. Treat tenants respectfully and address maintenance promptly
