Responsibilities
This section describes the distribution of responsibilities between Strata Lot Owners and the Strata Corporation, with respect to maintaining Strata Lots and building infrastructure.
Definitions
Common Property: The Strata Corporation is responsible for determining and providing for the maintenance, repair and replacement requirements of the building common property.
Limited-common Property: Certain property, including external doors, parking spaces, and balconies are legally part of a Strata Lot but are associated with the common property in such a way that a clear distinction between Strata Lot owner and Strata Corporation responsibility cannot be made.
Strata Lot Owner’s Property: Strata Lot owners are responsible for maintaining their units except for aspects associated with Limited-common property.
Responsibility by Area
Plumbing
- Strata Corporation: Multi-unit systems
- Owner: Bathtubs, tiles, shower pans, toilets, sinks, dishwashers, laundry machines, related plumbing, water damage from negligence, and drain blockages
Electrical
- Strata Corporation: Multi-unit electrical/HVAC systems
- Owner: In-suite systems beyond distribution box and exhaust fans
Parking Facilities
- Strata Corporation: Common areas and gates
- Owner: Keep parking spaces clean
Storage Lockers
- Strata Corporation: Common areas
- Owner: Assigned lockers
Walls
- Strata Corporation: Exteriors
- Owner: Interiors and negligence-related damage
Floors
- Strata Corporation: Common areas
- Owner: Unit flooring
Windows
- Strata Corporation: All maintenance except interiors
- Owner: Interior surfaces and negligence damage
Doors and Entryways
The Strata Corporation is responsible for all maintenance and repair of all doors which provide the means of ingress to and egress from a unit or building.
Balconies
- Strata Corporation: Walls and railings
- Owner: Keep clean and comply with rules
Owner-Maintained Items Summary
Appliances: Stove, fridge, dishwasher, washer/dryer, microwave, garburator
Plumbing fixtures: Faucets, drains, valves, showerheads, bathtubs, sinks, toilets, enclosures
Electrical: Light fixtures, thermostats, switches, outlets, circuit breakers, heaters
Fire protection: Smoke alarms, speakers, sprinkler heads
Ventilation: Exhaust fans, range hoods, dryer boosters
Finishes: Paint, flooring, carpets, countertops, tiles, cabinets, baseboards
