Sections

The Quantum building includes two commercial units in addition to the 120 residential suites. The developer’s Strata Plan divides the property into Residential and Commercial Sections with designated Common Areas shared between them.

Section Breakdown

  • Commercial Section — Contains two strata lots (hairdresser and sushi restaurant)
  • Residential Section — Comprises 120 strata lots plus roof, elevator, 5th-floor garden, and related assets serving residential units exclusively
  • Common Areas — Include parkade, lobby, fire suppression system, and mechanical systems

Management

The Strata Act specifies that a Strata with Sections must manage each of the sections separately and must also manage the common property through the Strata Corporation. This requires dividing budgets and Contingency Reserve Fund into three parts: Residential, Commercial, and Strata.

  • Commercial owners self-manage their section
  • Residential Section and Strata Corporation use Tribe property management services
  • Residential owners pay separate Strata and Residential fees
