Strata Fees
Strata fees are legally mandated payments that every owner in a strata corporation owes as a share of the expenses of the corporation. They are not fees for services rendered — they cover shared building costs comparable to homeowner maintenance expenses.
Two Mandatory Funds
BC strata corporations maintain two mandatory funds:
- Operating Fund — for recurring costs including insurance, management, utilities, and repairs
- Contingency Reserve Fund (CRF) — for infrequent expenses such as roof replacement, envelope repairs, and equipment upgrades
Amenity maintenance represents minimal budgetary impact, contributing at most a dollar or two a month to strata fees.
